Joseph Maehler is the Chief Financial Officer at North Palisade Partners, where he oversees the strategic direction and execution of the company’s capital markets debt and equity activities. With more than two decades of experience in the real estate industry, Joseph has been involved in the capitalization and closing of more than $15 billion of residential and commercial real estate assets. He has played leadership roles at several high-growth companies, bringing expertise in acquisitions, capital markets, and the structuring of complex debt and equity solutions.
Before joining North Palisade Partners, Joseph was a founding team member and Chief Investment Officer of Pacaso, where he oversaw all acquisitions and capital market activities across the company’s global footprint. During his tenure, Pacaso became the fastest U.S. company to achieve Unicorn status in 2022. Joseph’s leadership guided the acquisition of more than $1 billion of global real estate and nearly $2 billion of international financings.
Previously, Joseph served in senior investment roles at Starwood Waypoint, where he was an early stakeholder in the creation of the Single-Family Rental sector. He helped lead the company from its startup phase through its $7.7 billion merger with Colony American Homes, creating one of the largest publicly traded single-family rental platforms. Earlier in his career, he closed more than $3 billion of commercial real estate transactions across asset types, with a specialization in self-storage and structured finance.
Joseph earned his degree from the University of California, Davis. He resides in Corona del Mar, California, with his wife and two children.
